They arrived through an update and are now an integral part of The Sims 4, I named the terrain features.
Lot trait add advantages or disadvantages to each house, apartment or community land. You can choose up to three of them, similar to the traits for the Sims. Note that some lots, especially in San MyshunoSome of the features are already there. You can keep them or remove them, except for some apartment features like "Necessary work".
To help you see more clearly, here is a small list of the different traits and what they bring.
